Billy Goat Island, Cowichan Lake, BC, Canada

Description

Private island on Cowichan Lake. 1,200 ft of south facing walk-on lakefront, quick & easy access from Youbou. Development permit has been obtained with mapping for main house, storage building, dock & services. Unobstructed views, extreme privacy. Perfect getaway!

SUMMARY

The best of both worlds! A private island on beautiful Cowichan Lake, situated a short distance from Youbou. You get the feeling of a private remote wilderness sanctuary, yet in minutes you are back to the marina. Coming and going is effortless. This is a significant attribute for a remote water access only property.

The island is over 3.5 acres in size and is totally natural, complete with giant mature trees. To date, there has been no development of the island. This is a blank canvas allowing you to paint your own picture. The current owner has done all the leg work and has received a development permit to construct a home on the island. By doing so it has taken away a lot of the uncertainties and may provide a fast track to start your own construction process.

Although there are different potential building sites to choose from, the one that was approved is stunning. A southern exposed site that will draw in your attention as the view is panoramic over undeveloped and natural areas of the lake and land. The island is full of unique characteristics and is waiting for your ideas.

There is a significant amount of low bank pea gravel/sandy beachfront on the island. Complete paradise really. A great place to relax, have some fun, teach the children to swim or learn how to waterski. Fish from your shore. Endless summer days with family and friends.

This is a legacy property that will likely be passed down from generation to generation.

AREA DATA

Cowichan Lake

Cowichan Lake is a large freshwater lake located on southern Vancouver Island, BC, located along the Cowichan Valley. Its eastern shore is about 28 km (17 mi) west of Duncan, BC. The lake runs mostly west to east and is about 30 km (19 mi) long and 4 km (2.5 mi) wide at the widest point. It is also the source of the Cowichan River. The lake offers pristine clear water, warm enough to enjoy all your summer activities, including fishing year-round. Along the shores of the lake you will find the community of Youbou on the north shore. The town of Lake Cowichan is at the east end of the lake and the communities of Mesachie Lake and Honeymoon Bay are along the south shore.

Youbou

The community of Youbou is approximately 38 km west of Duncan on Highway 18 and a 15-minute (13 km) drive west of the town of Lake Cowichan. With a population of approximately 1,450 people, it is the second largest community on Cowichan Lake. Youbou was named after Mr. Yount and Mr. Bouton, the original owners of the Empire Lumber Company, which operated the first sawmill there. This former mill town provides a public beach and extensive recreational opportunities, including fishing, boating and hiking.

Lake Cowichan

The town of Lake Cowichan is approximately 28 km west of Duncan on Highway 18 and provides all stores and services for everyday living. The area is rich with wildlife and is an ideal destination for outdoor adventure, such as hiking, cycling, fishing, waterskiing, kayaking and more. The nearby Cowichan River Provincial Park is popular with outdoor recreation enthusiasts for activities such as white-water kayaking, tubing and fishing. This park protects significant stretches of the Cowichan River, a designated Provincial Heritage River internationally renowned for its wild salmon and steelhead fishery.

VEGETATION

Mainly treed with a mix of cedar and Douglas fir, along with pines and arbutus along the sunny southern shoreline. Salal is prevalent on the forest floor.

RECREATION

Boating, kayaking, fishing, hiking, water skiing, scuba diving, bird watching, site seeing and swimming.

HISTORY

Billy Goat Island obtained its name during the early settling of Youbou. Locals placed their goats on the island as protection from indigenous carnivorous wildlife, only to find that cougars and black bears found it was a worthwhile swim.

The Cowichan Valley was once a thriving lumber centre in BC. In the past, two major railroads had spur lines to and around parts of Cowichan Lake. With the change in the logging industry, these rail lines have now been abandoned by the railroads and are now part of a major public trail system which leads eastward toward the lower end of the Cowichan Valley. The lake area is largely undeveloped because of the extensive logging by timber companies holding the land surrounding the lake. Currently there are several development projects at new locations around the lake.
