Description

Near the northern end of Denman Island, 87 acres of unimproved, generally flat to gently sloping land. Extensive frontage on both sides of Danes Road. Subdivision potential. Excellent soils for growing grapes.

Summary :

This property is 93.609 acres in size pursuant to the BC Assessment Authority and is located within a quiet rural neighbourhood at the northern end of Denman Island. The property consists of two separate parcels of land separated by Danes Road, which is a gravel road that encompasses 5.681 acres, thereby making the remaining parcel size 87.928 acres, and has a split R2 Rural Residential and CN Conservation zoning classification.

The westerly parcel of land is approximately 56 acres in size and borders onto the Denman Island Park, which is a protected area. This parcel was logged in the late 1990s and has good regrowth and a natural sloping terrain from north to south, with a plateau/ridge area along the westerly boundary, which offers distant views to the southwest over the Denman Island parklands. It has a mix of open grassed areas, treed sections and some lower lying areas with old logging trails throughout, which allow access to most areas of the property. It is zoned R2 Rural Residential and offers approximately 2,545 ft of road frontage along Danes Road, with an average depth of 750 ft. Under that zoning, the maximum density permitted by subdivision is one lot per 9.88 acres, so it could possibly be subdivided into 5 lots.

The parcel of land situated on the opposite side of Danes Road is approximately 31.928 acres in size and is zoned CN Conservation, which permits usage for passive recreation with buildings or structures of a non-residential use only. This parcel is triangular in shape with 2,116 ft of road frontage along Danes Road, with an average depth of 890 ft, and has a mix of treed sections with vegetation and some open and lower lying areas. It also has an old logging road through the southern end of the parcel that allows access onto the site.

Location : This property is located along the northern end of Denman Island approximately 7 miles northwest of the main commercial centre and ferry terminal. Access to the property is along Northwest Road, which runs along the west side of the Island to Danes Road, which bisects the property into two separate parcels of land.

It is home to approximately 1,000 year-round residents and can be accessed by ferry via the Buckley Bay Ferry Terminal on Vancouver Island, which is a 20-minute drive from Courtenay and a 1.5-hour drive from Nanaimo via the Inland Island Highway 19. Most services and amenities are available on the Island, including an elementary school, general store, community hall, churches, medical clinic and volunteer fire department, with major shopping available in Courtenay.
