Description

This warm and dry micro-climate is ideal for growing. The Hoodoo Ranch is a certified organic farm situated on 129 acres of bench land which fronts on roughly 1.5 km’s of the Nicola River.

Currently there are roughly 3 acres in production of which 2.5 acres is Fruit Orchard consisting of cherries, peaches, apples, plums, pears apricots and Saskatoon’s. Roughly ½ an acre in vegetable garden and greenhouse. Current yields are around 20,000 lbs per year with the majority of the product being sold direct to distributors.

The current water licence off the Nicola River provides for irrigation rights of 44,405 cubic meters of water annually over an area of 4.86 hectares (12 acres). Expansion of the licence is possible once needed by making application to the Provincial Government.

Zoning permits; intensive agriculture, winery, cidery, microbrewery, bed and breakfast to name a few designations to give you some idea in which the current zoning would allow for expansion. The 2 bedroom, 1 bathroom 835 sq ft home has had many upgrades and it is modest yet comfortable. There is also an industrial walk-in cooler for the harvest as well as a small store front area.

The Hoodoo Ranch has great potential for expansion given the fertile soil, sun and water. There are numerous building sites for a new home with spectacular views of the Hoodoo’s and the Nicola River. There is the perfect swimming hole with a sandy beach, water deep enough you can dive into it right off the shore.

Access : Located just over 300 km from Vancouver (approximately a 3 ½ hour drive). From Vancouver travel East along Hwy 1 to Hope. Take exit 170 through Hope and continue on Highway 1 until Spences Bridge. Once you have reached Spences Bridge travel along Highway 8 for another 3 km.

Situated 37 km North East of Lytton the climate is very dry and mild by Canadian standards. Average annual precipitation of 10.6 inches. Winters are short and cold; summers are quite long, hot and sunny albeit comfortable at night. Spences Bridge is world famous for its Steelhead fishing. Every fall, Spences Bridge attracts anglers eager to catch one of BC’s most sought after sports fish, the steelhead.

This warm and dry micro-climate is ideal for growing, so long as it is irrigated.

History :

Thompson and Nicola peoples had lived in the region for thousands of years, hunting deer and fishing for salmon. Prior to the Goldrush Mortimer Cook, an American, and his partner Charles Kimball had been freighters for the Hudson's Bay Company. With the sudden influx of prospectors on their way to the goldfields Cook and Kimball built a rope ferry across the Thompson River and the area became known as Cook's Ferry. By 1864 the ferry had been replaced with a bridge that was built by road contractor Thomas Spence during the construction of the Cariboo Road from Yale to Barkerville.

In 1905 a terrible tragedy occurred just below Spences Bridge. A large slide came down burying a First Nations village, damming the river for four hours, and washing the bridge out.
