193-Acre Trophy Oceanfront Property, East Redonda Island, BC, Canada

Description

This property stands as one of just two freehold properties on East Redonda Island, boasting an impressive 1.7 km of frontage overlooking Homfray Channel. It is enveloped by an ecological reserve, featuring dramatic views and the potential for deep water moorage.

SUMMARY

Nestled among the serene landscape of East Redonda Island, this trophy oceanfront stands as one of just two deeded parcels, ensuring absolute privacy. Overlooking Homfray Channel and enveloped by the East Redonda Island Ecological Reserve, this property guarantees solitude without immediate neighbors.

The East Redonda Island Ecological Reserve was established to safeguard coastal ecosystems across two distinct bio-geoclimatic zones, mainly dedicated to forestry research in both first and second growth forest stands.

Spanning an impressive 5,700 feet (1.7 km) of oceanfront, the property offers a mix of low to medium bank frontage, boasting two potential locations for protected deep water moorage near the northern end. The property features two bays with low bank oceanfront, providing numerous options for potential building sites, particularly close to the possible dock location.

The picturesque viewscape showcases the coastal mountains, including Mt. Aiken, Mt. Denman to the north, and Mt. Crawshay and Theodsia Peak across Homfray Channel. Additionally, three main creeks originating from Mt. Addenbroke offer potential water sources or micro-hydro opportunities.

What sets this property apart is its easily accessible location from Lund, Campbell River, or Cortes Island, right at the heart of the internationally renowned yachting destination, Desolation Sound.

The nearest community, Squirrel Cove, offers a few stores and a marina, while Refuge Cove, 17 km (11 miles) southwest, provides a small store and marina facility.

The property is zoned RU-3, allowing for the construction of a main house and a guest house. Although most of the property was logged 25-30 years ago, it showcases robust regrowth.

The view from the property includes a breathtaking scene of sailboats and motor yachts passing by the channel against the backdrop of snow-capped mountains. The shoreline varies from rocky to areas featuring lovely rocky/gravel beaches.

The area is renowned for excellent fishing opportunities, including salmon, bottom fish, and prawns. Toba Inlet, only a 30-minute boat ride away, offers exceptional salmon fishing.

Moreover, this property could serve as an ideal conservancy project given its location within the East Redonda Island Ecological Reserve.

For further details or to arrange a viewing, please contact Jamie or Jason.

LOCATION

The property is located on the east shore of East Redonda Island in the Homfray Channel, in Desolation Sound, and 43 km (27 miles) northeast of Campbell River. Campbell River is 176 km (110 air miles) northwest of Vancouver, located on the east shore of Vancouver Island, on Discovery Passage.

AREA DATA

East Redonda Island

East Redonda Island is a coastal island in British Columbia and forms part of the Discovery Islands archipelago. It lies just north of Desolation Sound Marine Park at the mouth of Toba Inlet. It is separated from the larger West Redonda Island by Waddington Channel and from the mainland by Homfray Channel. The highest point on East Redonda Island is Mount Addenbroker at 5,220 feet. Redonda Island is home to the East Redonda Island Ecological Reserve, which was established on May 4, 1971 for forestry research and forest growth.

Discovery Islands

The Discovery Islands archipelago is located along the Inside Passage, between Campbell River on Vancouver Island and the mainland of British Columbia. The main islands are Quadra Island, Cortes Island and the Outer Islands. Quadra and Cortes are the best known of the Discovery Islands and home for most of the local residents. The Outer Islands include East and West Thurlow Islands, Sonora Island, Stuart Island, Maurelle Island, Read Island, Raza Island and East and West Redonda Islands. Visitors from around the world are attracted to the Discovery Islands for their scenic beauty and recreational opportunities.

Desolation Sound Provincial Marine Park

Desolation Sound Provincial Marine Park (8,256 hectares) is British Columbia’s largest marine park. This includes more than 60 km of shoreline, several offshore islands and a gradually rising upland that contains a number of lakes, waterways and waterfalls. Unwin Lake, a 173-hectare body of fresh water, is the park's largest. Set back to the north and east, Coast Mountains soar to more than 2,400 metres. The warm waters surrounding the area teem with sea life. Ideal for swimming, scuba diving and feasting on your catch of the day, salmon, cod, prawns, crab, clams and oysters. Plenty other tasty morsels lie beneath on the oceans floor. To acquire them, you must put on your scuba gear and get a little wet.

Cortes Island

Just across the channel, is where the big salmon congregate in early autumn. This 116-square-mile island is accessible by ferry and offers fantastic scenery, the freshest air in the world, idyllic beaches and great fishing. This island boasts only two "stop signs" and is very popular with the tourists in the summer months.

Powell River

With a population of approximately 20,000 people, Powell River is the largest center closest to the property. Powell River is an increasingly popular community to live in because of its low cost of living and a quality standard of life. So many natural wonders surround this area, from the ocean at your doorstep to a choice of 100 some odd lakes, all within a short drive. This friendly seaside town offers 'big city' amenities and luxury services without the 'big city' parking and traffic hassles. A full-service hospital, medical, dental, chiropractic, physiotherapy and massage therapy clinics, health and beauty spas, a newly renovated recreation complex, full banking facilities, marine services, outdoor guides and outfitters, challenging championship par-72 golf course, plus a wide range of retail outlets, art galleries, gift shops and fine dining are all within easy access.

Lund

Lund is a quiet village about 17 miles north of Powell River and the physical ending (or, as argued by locals, the "starting") point of Highway 101, which stretches to Chile, South America. The historic Lund Hotel symbolizes the heart of Lund, and to marine traffic it is the symbolic gateway to beautiful Desolation Sound Marine Park. The hotel currently boasts 27 well-appointed guest rooms and a pub and restaurant which feature unobscured ocean views as well as spectacular menus. During the warmer months, guests may dine on the spacious waterfront decks, savoring the ocean breeze and the bustling activity of Lund Harbour. Historic photos grace the walls of the entire hotel, telling the story of the hotel and Lund as only those immortalized by the camera could truly tell it.

Savary Island

Savary Island is a crescent-shaped island located in the Strait of Georgia 144 km (89 miles) northwest of Vancouver and 6 km (4 miles) west of Lund on the Sunshine Coast. This pearl of an island, which looks like it floated up from the South Seas, is known as the Hawaii of the North for its mild climate and miles of white sandy beaches. It is about 8 km (5 miles) long and averages just under 1 km (1/2 mile) wide. Low-lying Savary is ideally situated in the rain shadow between Vancouver Island and the Coastal Mountains and unlike most Gulf Islands, Savary runs east-west. The tides moving from the north and south of Georgia Strait meet just north of Savary. The southern tide is warm and the waters move less, which results in generally warmer seas. This water flows over Savary’s sun baked sandy shelf producing the warmest water north of Mexico. The Island has a public wharf and is accessible by float plane, boat, barge or water taxi from Lund. Since there are no campsites here, accommodation takes the form of cabin rental or Bed & Breakfast. The south shore has the strait winds, so it has big rollers and attracts surfers.

Climate and Weather

The Upper Sunshine Coast, from Saltery Bay to Desolation Sound, boasts approximately 1,900 hours of sunshine annually. Summer temperatures vary from 20 to 30 degrees Celsius (70 to 90 degrees Fahrenheit) while winter temperatures are mild.

RECREATION

Desolation Sound is the largest marine park in southern British Columbia. The sound is calm with an abundance of wildlife and has the warmest waters along the coast. This is a fun area to explore with old logging, farming and aboriginal sites. The several islands not only offer good anchorage sites, but add to your cruise experience.

Captain Vancouver in 1792 named it Desolation Sound, because of the rugged appearance, the silence and the fog. Today, it is one of the main boating spots for city dwellers, wanting to get away from it all. The most popular destinations within Desolation Sound are Grace Harbour, Tenedos Bay and Prideaux Haven. Grace Harbour has anchorage along the shore, while Tenedos Bay offers protected anchorage in many coves. Then there is Prideaux Haven, with unsurpassed scenery, old historic sites and settlements, with places that offer protection when anchored.

One can spend weeks boating in this area, making your way along Cortes Island, East and West Redonda Islands, and cruising Pendrell Sound, with its warm waters and large oyster culture farm. Anchorage can be found at the head of the Sound and on the western shore about three-quarters of the way up the Sound.

Desolation Sound, Savary Island, Harwood Island, Bliss Landing and the Copeland Islands are areas of interest and are all located in close proximity to the property. The area is rich in natural beauty and abundant with sea life. The area is also rated among the best in the world for its scuba diving.
