1.29 Acre Private Island on Shawnigan Lake, Vancouver Island, BC, Canada

Description

The perfect lakefront property for the family. Includes a small cabin, modern 3 bedroom bunk house & shed built in 2018, wood fired hot tub and 2 docks. Easily accessible from the local marina or nearby public access road. It could be yours to enjoy today!

SUMMARY

Stunning 1.29 acre private island on Shawnigan Lake known as Moose Island. Shawnigan Lake is located on the southern end of Vancouver Island, an area in which lakefront properties are very highly sought after.

Moose Island is easily accessible from nearby Millicent Avenue or Galley Marina. The public access point at Millicent Avenue is very convenient and only a two-minute boat ride away and the annual moorage at Galley Marina is approximately $1,000.

Upon arriving at the Island, you will find two well built docks with aluminum ramps, providing ample moorage and deck space to enjoy in the summer months. The main dock has a diving board and swim ladder for all to enjoy.

Improvements include a small cabin with kitchen, a 754 ft2 modern three-bedroom bunk house with shed constructed in 2018 under a development permit, and a wood fired hot tub overlooking the lake. The bunk house is bright, open and tastefully finished with a West Coast design. The main entrance is from the deck off the living room. The living room has a central fireplace and 12 ft ceilings. The master bedroom is large and has a deck overlooking the lake. Please have a look at the virtual tour provided. The bunk house has on demand hot water with a sink and shower. Power is provided by solar, battery bank and generator backup.

Riparian Protection Reports have been completed with the potential to build a main home on the Island. A development permit was obtained in 2017 to construct a 2,500 ft2 main home and the permit has now lapsed. Zoning only permits one primary residence so if a new home were to be constructed, the smaller cabin would have to be modified to no longer be the primary residence or taken down. This cabin also sits within the designated riparian area.

This is the perfect recreational lakefront property for the family. Call to arrange your viewing today!

AREA DATA

Shawnigan Lake

Shawnigan Lake is located on southern Vancouver Island to the west of Saanich Inlet and to south of the Cowichan Valley region and borders the communities of Cobble Hill and Mill Bay. The lake's aboriginal name in the Hunquminum language is Shaanli'us. It is 7 kilometres long and provides the opportunity to fish, swim and sunbath in the summer.

Memory Island Provincial Park

Memory Island Provincial Park is a small 2.26 acre island located at the southern end of Shawnigan Lake that was established by BC Parks on August 23, 1945 to protect the island. The park was named as a memorial to two Shawnigan Lake residents who lost their lives during the Second World War.

Old Mill Park

A local park known as Old Mill Park also contains the remains of a lumber mill that was built to support the fledgling village when it was founded nearly one hundred years ago. The mill burned in a fire several years after construction and the old wooden supports from the mill are still visible in the Lake.

Shawnigan Lake Village

Shawnigan Lake Village consists of gift shops, galleries and a number of places to eat, including gourmet pizza, seafood, sushi and more. At the Shawnigan Lake Museum you will learn about the famous landscape artist, E.J. Hughes, who lived in the area and defined the region with oil paintings that now regularly sell for six figures in international art markets. The Village is also known for two independent boarding schools and OUR Ecovillage, which is a sustainable learning community and demonstration site that hosts a Zero Mile eatery.

Cobble Hill

Cobble Hill is a small village on Vancouver Island, which is located approximately 14 kilometres (9 miles) south of Duncan and 45 kilometres (28 miles) north of Victoria in the Cowichan Valley Regional District. It is known for its agricultural surroundings and for Cobble Hill Mountain, which gave the village its name. According to the 2016 census, there are 5,019 people living in Cobble Hill. There are many hiking trails and paths that cover the hills and forests of this area, which is well known for its mountain biking opportunities. The area has also more recently become famous for its vineyards, which have won awards for their wines.

Mill Bay

Mill Bay is a commuter town of about 3,200 people and located about 30 kilometres (19 miles) north of Victoria. Mill Bay was founded in the 1860s with lumber and milling as its primary industries, done at the mill on the bay. It was named for the sawmill built in the area in 1861 by Henry S. Shepherd. It is known for its ferry to Brentwood Bay on the Saanich Peninsula and the historic Malahat Drive. The Brentwood-Mill Bay Ferry and the Malahat remain the best routes to Greater Victoria from the rest of Vancouver Island (a third route goes south from Lake Cowichan via Port Renfrew to Victoria). The motor vessel Mill Bay, that served the ferry route since 1956, is named for the town of Mill Bay, but it was taken out of service in 2011 and replaced with the motor vessel Kiltsa, which now serves the ferry route.

Cowichan Valley

The Cowichan Valley is on the south east side of Vancouver Island, which is a pastoral setting of rolling, green, fertile hills surrounded by rugged mountains and majestic softwood rainforests. The Mediterranean-like growing season and mild winters make it the most sought-after agricultural area on Vancouver Island and British Columbia's newest wine-growing region.

RECREATION

Swimming, boating, kayaking and fishing for rainbow trout, cutthroat trout, kokanee salmon and smallmouth bass.
