The property was logged a decade ago and the trees are growing back at a rapid rate but because the property was logged good internal road systems were constructed connecting to primary forest service road networks providing road access to all the lakes in the Coastal Mountain range and the community of Powell River. The road construction and foreshore improvement represents significant cost savings compared to purchasing a completely raw parcel of land and paying to construct these improvements. A License of Occupation is currently held for the foreshore by the current owner. Although the Crown Corporation Integrated Land Management Bureau governs these tenures, it is not automatic for these tenures to be assigned to a new property owner but because one is already in place precedence is already established and the likelihood that it can be assigned to a new property owner is good. Obtaining the license will allow you to construct a dock or moorage facility. A freshwater creek likely can be utilized as a domestic water source. It is unknown whether or not the creek is seasonal but alternative options are to drill a well. Drilling a well is convenient because there is a local well driller in Powell River and of course there is direct road access to the property so it is not a big ordeal. Another option for fresh water is to consider a catchment system which is a very affordable solution. Construction of buildings, installation of services such as septic fields and any other improvements to the property are with ease due to direct road access. There is a large qualified labour force to draw from in the local community of Powell River as well. |
