The Property Blue Vista Resort is comprised of two contiguous legal titles of land with an area of 0.70 acres, which is commercially zoned. The property is situated in a park-like setting and only steps away from the shoreline and beaches, with many recreational opportunities, and close to the Gulf Islands National Park Reserve. The land is flat and entirely usable.
The Improvements Blue Vista Resort includes 11 buildings that are constructed in a horseshoe shape surrounding the property, with a green area in the centre fronting Arbutus Drive. Nine of the buildings are rental cottages and 2 are ancillary buildings, as follows:

Five of the buildings are detached cottages and two are duplex buildings (4 cottages). The cottages were built in the 1960s and the duplexes were built in the 1970s. One of the duplexes includes a cottage whcih can be used as an owner/manager's residence with an adjoining office and laundry facility, and the remaining 8 units are rentals. All rental units are fully furnished and include a kitchen, full bathroom with tub and shower, a separate electrical panel and a hot water heater. All of the units are heated with electrical baseboard heat and 5 of them have a fireplace or wood stove.
The 9 duplexes and cottages are all wood frame construction with low sloping corrugated metal roofs, except for one of the duplex buildings which has a rolled asphalt roof. All foundations are wood post on concrete slab and the skirting consists of cedar siding. The exterior wall finishes are either painted wood shingle or plywood. The interior finishes are mostly wood panelling or v-groove cedar on the walls, composite tiles or v groove cedar on the ceilings, and wood laminate, carpets or vinyl tiles for flooring. All windows are single paned glazing. The windows in the cottages are primarily wooden sash and the ones in the duplexes are aluminum frames.
Over $100,000 has been spent in upgrades to the resort over the past decade, which included purchases of furniture, bedding and other features necessary for the ongoing operation of the resort. In addition, the upgrades for most of the units included flooring, painting and new kitchen and bathroom components. Approximately three sides of every building have been re-sided with wooden shingles and fresh paint and the decks and railings have also been repaired. Overall, the buildings are tastefully upgraded and well maintained. Commensurate with their age and use, the overall condition of the buildings is good.
The sunny picnic, barbeque and lawn area fronting Arbutus Drive was also improved by the addition of a children's play centre and recent upgrades to the cable TV and WiFi now ensures a fast broadband connection to the world!
In addition to the rental accommodation and manager's quarters, the property also includes an 8 x 12 ft utility shed and 12 x 24 ft workshop.

Mayne Island is a small, friendly, Canadian island positioned about half way between the Lower Mainland of British Columbia and Vancouver Island. The natural beauty of Mayne Island comes from a combination of picturesque seascapes, pastoral farmlands and rich west coast forest. The weather is moderate, much dryer than Vancouver, and almost always pleasant.
Mayne Island is nestled among the Southern Gulf Islands in British Columbia's Georgia Strait about midway between Victoria and Vancouver, just below the 49th parallel. The island covers an area of approximately 21 km2 (8 mi2) with a population of approximately 900 full time residents. During the summer season the population grows to about 3,000. The island has a health care centre, volunteer fire department, an elementary school with playground, public tennis courts, service station, ambulance service, post office, and a surprisingly large variety of businesses for a small island.
Miners Bay, the island's commercial centre, and nearby Active Pass still throb with a steady stream of marine traffic, a bustling contrast to the island's quiet interior byways. Village Bay, with its BC Ferries terminal, has several late 1800s to 1930s buildings to intrigue the history buff. Active Pass is named after the American survey ship USS Active, the first steam vessel to navigate the pass.

History : |
|
Captain George Richards of the Royal Navy surveyed the area aboard his vessel HMS Plumper in 1857, naming the island after his lieutenant, Richard Charles Mayne. During the Cariboo and Fraser River Gold Rush of the mid-1800s, Vancouver Island miners gathered on Mayne Island before rowing across Georgia Strait to the mainland of BC in search of their fortunes. The earliest homesteaders registered land claims in the Miners Bay area in 1859.
Canadian Pacific Railway Ferries originally stopped at Miners Bay in Active Pass, dating back to the early 1900s when Mayne Island became an important stop over point for miners traveling north from Victoria to the Fraser River and the Caribou Gold Rush. Later the ferry dock was moved to Village Bay, named after a then existent indigenous settlement. Miners Bay is actually the village, and the island's business centre, with many historical buildings and commercial outlets.
Several heritage buildings are also worth a visit: Plumper Pass museum, St. Mary Magdalene Church and Active Pass light station. Across from the museum is the Agricultural Hall, built ca. 1900 and the site of the oldest fall fair in the Gulf Islands.
