The land is southern exposed and is gentle in nature. There is a small starter cabin constructed approximately in the middle of the property on the highest elevation which has the capability of an ocean view. At this point in time Mother Nature has taken back some of the clearing work done years ago that opened up access to the lower benches and primary building site near the ocean. It really won’t take too much effort to clean up the growth of the alder bottom to open up the view from the small cabin location and the road to the water and the optimum building site. 

Due to the contours of this property it is extremely private from its neighbours and has a fantastic viewscape out over Waiatt Bay. 

This is an ideal home base to explore from. Kayaking within the immediate marine park through the lagoons for me would be a daily routine. People go through great extents just to be able to spend an afternoon within the park which is right at your front door. 

Campbell River is roughly 1 hour from the property. Your main access point or marina where you might leave your boat moored is Heriot Bay. The property is about 40 minutes by boat from the marina however there is a community dock roughly 10 minutes south of the property that you could use to pick up/drop off guests or have access to the road system on Quadra leading back to Vancouver Island. 

Electricity is unconventional. This is off the grid living and with the technologies today you can design an affordable system that meets your demands without ever having to pay a bill to BC hydro.

Location : Quadra Island is located approximately ¾ of a mile east of Vancouver Island off Campbell River. From the Marina in Heriot Bay on Quadra Island the property is water access only approximately 25 km north to Waiatt Bay.
Access : From Campbell River on Vancouver Island transportation to Quadra Island is provided by BC Ferries. From Heriot Bay a water taxi can be chartered to travel the 25 km north to Waiatt Bay.
Improvements : Dock with deep water moorage, 2 wells for domestic fresh water, barge landing site, internal road system and a small starter cabin.
Services : The property is not connected to the main power grid. There is barge service that can bring materials, equipment, fuel and other supplies.
Recreation : If you like you can fish for 10+ hours per day - Outstanding fishing for Coho, chum, pink, sockeye and Chinook salmon.

Kayaking in the immediate area is very popular. You will see the Octopus Islands Provincial Park is a popular destination because of the scenery and abundant wildlife and recreational benefit.
Area Data : Octopus Islands Provincial Park; comprises of a group of small islands that provide safe anchorages for boaters travelling the scenic Inside Passage. Octopus Islands Park is part of the BC Marine Trail Association network, a series of campsites, resting areas and safe havens designed and cared for by recreational boaters and paddlers. Once connected, this marine trail will extend from Vancouver to Prince Rupert in British Columbia, and down into Puget Sound in Washington State.

Octopus Islands Provincial Park is located on the northeast side of Quadra Island, at the southern tip of Sonora Island and the junction of Quadra Island, Sonora Island and Maurelle Island in Okisollo Channel in the BC Discovery Islands.

The 760-hectare park (319 hectares of upland and 441 hectares of foreshore) at the entrance to Waiatt Bay is both remote and accessible at the same time. Nestled among a maze of islands, through which the waters of Johnstone Strait funnel into the Strait of Georgia, the Octopus Islands are most easily reached from Quadra Island. Access to the park is by boat only. Well protected anchoring is available throughout Waiatt Bay.

The park offers a number of different recreational opportunities in addition to boating and paddling, including hiking, fishing, scuba diving, ocean swimming, wilderness camping and nature appreciation.

QUADRA ISLAND:

(pop. approx 4,000) is the largest and most populated of the Discovery Islands, it is nestled between Vancouver Island and the mainland of BC at the northern limit of Georgia Strait.

Its rainfall is similar to Vancouver’s and is considered to be within the south coast’s “good weather” range. Although there can be snow in winter, it seldom lasts. Periods of continuous below freezing temperatures are rare and seldom last more than a few days. When they do occur they are usually accompanied by clear skies, bright sun and dry conditions.

Unlike many of the other Gulf and Discovery Islands, Quadra is blessed with ample water. There are many lakes, lots of ground water and aquifers to supply deep wells.

COMMUNITY:

Although many come to Quadra Island because of its beauty and mild climate, the friendly and welcoming community is what keeps them here. Newcomers are amazed at how harmoniously this eclectic group of islanders blend their diverse interests and talents; shopping, recreating, celebrating and working out community challenges together.

The people are generally well educated, skilled, inventive and engaged; artists, artisans, retired, professionals, social activists, entrepreneurs, business people, designers, builders and dreamers as well as “ordinary” working people who have chosen to stay here because of the supportive and interesting community environment.

Quadra has three main centres: Quathiaski Cove, the commercial hub of Quadra and the most populated; Heriot Bay, the picturesque gateway to the Discovery Islands; and Cape Mudge Village (Yaculta).

Quadra Island’s large community hall offers many quality programs, concerts, films, and community gatherings. This is where Islanders come to work out community issues, plan for the future, enjoy cultural events from around the world and to celebrate Island life.

Quadra has many events. The annual Quadra Garden & Quilt Tour and the Arts Festival are two festive events worth attending. The garden tour offers the chance to see Quadra’s beautiful private gardens up close. The Arts Festival showcases the work visual and performance artists in a daytime art exhibition and provides a relaxing evening of live entertainment. Resident artists and craftspeople make the island a great place to trip around for pottery and other creative handmade wares. Quadra’s galleries and studios are run by carvers, spinners, weavers, glass blowers, potters, painters, sculptors, photographers, furniture makers, quilters, jewellers, blacksmiths, woodworkers, leatherworkers and stained glass artists.

There is a medical clinic with 2 resident doctors, a dental clinic 2 days a week and a resident psychiatrist. Once a week there is a lab at the community hall. The Campbell River and district hospital serves Quadra Island. There is a new fire hall, a well trained, dedicated and experienced volunteer fire department as well as a fantastic volunteer ambulance service, which is dispatched from the fire hall. Medical emergencies are dealt with quickly as the ferry gives them priority. If there is an emergency the ferry will come directly to the island to pick up the ambulance and leaves when the ambulance boards. After hour emergencies are either moved by ferry or helicopter.

Most everything is available on the island. There are 2 shopping centres and 2 mini malls with excellent grocery and specialty shopping. There is a large, well run building supply, many high quality construction firms, good tradesmen, excavating companies large and small, auto, marine and heavy duty repair shops. There is a marine ways at Cape Mudge Village, 2 government docks and some larger commercial docks such as at the Heriot Bay inn.

There are a number of resorts and hotels, great coffee shops (locally fresh roasted), fantastic pizza and sushi plus Terry’s take out next to the library.

The mild temperate climate, rural lifestyle, pristine environment and the friendly people of Quadra all add to the charm.
