OVERVIEW
This lodge is located in
The resort can continue to run as a fully operational lodge or it would make the ultimate family getaway or corporate retreat. The current owners have tastefully improved this lodge to a point that a new owner can simply drop its bags and enjoy all it has to offer. It is highly recommended that potential purchasers come to view this lodge to realize and appreciate the substantial improvement value put into this offering.
The lodge’s west coast timber frame design fits the location and natural surroundings perfectly. With its open concept design the main grand room serves as entertainment room, a perfect place to relax and socialize. The grand room is very spacious with vaulted wood beam ceilings and large windows proving scenic views of the ocean. A number of large sofas face the cozy fire place with a nice pool table in one corner for nightly entertainment. Looking towards the ocean the seating within the large bay window provides an ideal place for reading or watching wildlife.
The dinning area and kitchen are elevated and located behind the great room. The kitchen comes fully equipped with two oversized refrigerator freezers, commercial propane oven and range, commercial grade freezer, unique hot rock oven and a number of other small appliances.
Accommodations in the lodge are casual and very comfortable accommodating 16 – 24 guests. There are 6 rooms on the west wing main level of the lodge including a laundry room, linen storage room, another full piece bath and mechanical room.
The top floor of the west wing is tastefully laid out with two large suites. The larger of the two is currently occupied by the owners running the lodge. The other deluxe suite provides a view of the ocean and the forest as well as a skylight for enjoying the stars at night and a soaker tub for relaxing. Additional accommodation is provided by a 2 bedroom cottage overlooking the lodge gifting stunning ocean views.
The front of the lodge is encompassed by a large deck with spa all overlooking the water, enjoy a relaxing soak while experiencing the indescribable sunset or gazing at the stars in a truly dark sky. This deck area is thoughtfully laid out integrating the natural coastal surroundings of granite outcroppings, very tall fir and cedar trees and other natural vegetation. This deck provides access to a well improved aluminum ramp and dock system that provides 200 lineal ft of deep water moorage, perfect for accommodating large vessels.
An additional deck is located beside the grand room and dinning area including a barbeque area perfect for preparing your daily catch. A short path from this deck leads you to a nicely finished cedar smoke house. There also is another deck area beside the west wing that could be utilized as a helipad.
The electrical system is located within its own shed and includes its own control and monitoring system of 2 diesel generators with double bank of Inverters providing both 110 & 220 connected to deep cell batteries, all providing the comforts of home. There are adequate storage tanks for both diesel and propane. Gasoline is stored in a new Enviro tidy tank with the ability to fuel up boats at the dock.
Other outbuildings include a workshop and dry storage area that could be converted into additional accommodation if needed.
The 10 acres of land surrounding the lodge is diverse and includes over 600ft of oceanfront. The property varies from gentle low bank granite frontage where the lodge is situated to elevation inclines with level vantage points behind the lodge. There is a trail that leads to the upper portion of the property providing access to the islands internal road network. There is adequate land if one wanted to expand the lodge.
Water is provided from a drilled well providing a substantial supply of water. A water license also comes with the lodge from nearby Kirkman spring as it was the original source for water. Recently a water filtration system was put into place including a UV treatment system and storage tanks. The lodge also has a ministry approved septic system in place.
