Description: Ideally located within 30 km of Courtenay or 36 km from Parksville/Qualicum Beach below Rosewall Creek Provincial Park is this superb semi-water front acreage. It is within minutes to the Marina at Deep Bay. 7.54 acres of semi-waterfront and Prime Ocean view property in an exclusive area looking across Baynes Sound to Denman Island. The property can be described as pristine and Park Like. As you drive the road down through the towering evergreens of Rosewall Creek toward the Ocean it feels like you are some where in the woods and not a short drive to your choice of two bustling City Centers. This is an ideal destination to call home, close to all amenities yet situated on Estate sized acreage with a Prime Ocean view. Approximately half of the property nearest the ocean has been cleared and landscaped to capture the forever changing view of the ocean. The remaining half of the property is heavily treed in mature evergreens identical to the grandeur of the canopy within Rosewall Creek Provincial Park.

The property is perimeter fenced with heavy split cedar rails and besides a few gentle contours it is relatively flat. The 2 bedroom, 1 bathroom, 1284 square foot level entry rancher has been remodelled and takes full advantage of the ocean view. An entertainment area has recently been constructed toward the SE corner of the property. This includes a patio with glass enclosure providing protection from the elements. The tastefully designed exposed beam structure that shelters the patio has recently been constructed. A storage area within the structure is ideal for storing your BBQ and lawn furniture with room for plenty more storage. Right beside the Patio an exposed Beam Gazebo is considered.

With natural surroundings and the ocean only steps away oysters can be picked to put around the fire as the bay is full of these edible morsels. Beside the patio is a picturesque pond that is fed from the Rosewall Creek drainage system. The water flows year round providing sites and sounds adding to this unique property. Other improvements to be mentioned are a large 24 x26 foot workshop and two drilled wells that provide ample amount of water for all your current and future needs.

Water quality is excellent; a water bottling facility draws off Rosewall Creek further upstream which is the water table the properties wells draw from.

Amenities

Area Data: Rosewall Creek Provincial Park is a 54 hectare day use Provincial Park that hosts a trail system that follows the river system on both sides. A portion of the trail system is wheel chair accessible. Roswall Creek is approximately 3 km South of Fanny Bay.

Fanny Bay is centrally located on the East Coast of Vancouver Island, snuggled between the two towns of Qualicum Beach and Courtenay 27. Within a 2-½ hour scenic drive there is Victoria on the southern tip of the Island and Port Hardy, at the northern tip. Also within the 2-½ hour drive is Tofino and Ucluelet on the West Coast where Pacific Rim Park is located.

Fanny Bay is a very small community that is the home to the world famous Fanny Bay Oysters and their processing plant which gives pre-arranged tours. Also, the Island Sun Greenhouses are here, the largest distributor of Harkness roses in North America, which are imported from England once a year. One cannot help but to stop at Island Sun and enjoy the beautiful hanging baskets and their numerous annual and perennial selections and they sip a cup of tea while visiting their unique gift shop.

If you are looking for a pint of ale, the Fanny Bay Inn (known by the locals as the F.B.I) was voted the most authentic British Pub in British Columbia.

Buckley Bay is located directly opposite Denman Island on the east coast of Vancouver Island, 20 km south of Courtenay and 86 km north of Nanaimo.

Hike and picnic in beautiful Rosewall Creek Provincial Park (also wheelchair accessible). For the golfer there are several professional golf courses within a 15 to 45 minute drive. Fanny Bay's Ships Point Bird Sanctuary is a birders paradise, hosting many migrating waterfowl and shoreline birds in the spring and fall seasons. Or in July and August be on the look out for pods of killer whales swimming by.

The calm Fanny Bay waters are created by the Ships Point Peninsula (rumor has it that it was named by Captain George Vancouver who anchored in the Bay in 1792) which makes the bay wonderful for swimming and is ideal for kayaking and canoeing (prepare to be followed by the inquisitive resident seals).

Mount Washington can be seen to the North of the Bay only a 1-hour drive away. Excellent powder snow for downhill skiing and well groomed cross country trails lure the winter visitor and in the summer breathtaking hiking trails leading into the world renowned Strathcona Park.

Denman and Hornby Islands (often called the undiscovered Gulf Islands) can be reached from the Buckley Bay Ferry. These islands have several provincial parks; sandy beaches; fossil hunting and excellent opportunities exist for viewing marine wildlife.

Recreation: Discover Golfing, Hiking, Biking, Kayaking, Whale Watching, Skiing, Camping, and of course Fishing. Excellent and exciting day trips and the beaches offer hours of fun and excitement for the whole family.
