The area surrounding Fulford Harbor is being considered for higher density and Fulford Marina is ideally located to capitalize on the areas growth from a commercial and a residential perspective.
Zoning and OCP changes apply at this time but the property lends itself well to a lifestyles condominium project or a shared special intrest group purchase.
Fulford Marina can also be viewed in a totally different light. A majority of the market who seek oceanfront property are making some compromises because very few oceanfront properties can offer moorage capability. This in essence is ultimately what they desire. The market has woken up to the value of the foreshore and private moorage. Consider this, 4 individuals who invest $625,000 each, will give you a ¼ interest in the total offering of approximately 2 acres of upland and 2 acres of Foreshore and 650 feet of oceanfront. Which could be broken down to an entitlement for each individual of approx. ½ acre of premium waterfront, 160 feet of ocean front and ½ acre of Licensed Foreshore that is protected, deep water and last but not least totally improved with a commercial grade moorage facility with approximately 1700 feet of dock space. Can a group of 4 individual’s structure a deal that would make sense to them given the current zoning and make some use of the 3600 square foot structure?
I encourage individuals to do they’re own comparison to see if this makes sense.

History: The name Salt Spring refers to a group of brine pools at the north end of the island. The First Nations people called it Klaathem. The first group of non-aboriginal settlers arrived in 1859. Fruit growing, Dairy Farming and Logging were the mainstays of the local economy. One successful enterprise was the Salt Spring Island creamery, which produced prize-winning butter from 1904-1957. Ferry service began in 1930 when the 20-car Cy Peck began a regular run between the island and Swartz Bay.
