The property has been selectively logged and the logging roads provide good access to the property from the water and to numerous excellent oceanfront and ocean view building sites. The owner has a foreshore lease for a dock large enough to accommodate a 60 ft boat. A temporary log float is in place to facilitate viewing the property.


Topography is ideal for development sloping gradually from the waterfront. The owner says the meadow at the south west corner of the property has running water and may potentially be turned into a pond. Considering the natural features of the property, it is expected that sourcing domestic water and the installation of septic systems should not be difficult, however this must be confirmed by the buyer.


Current zoning provides for a minimum property size of 4 ha or 10 acres which would limit the number of potential lots for subdivision to about 13 or 14 unless it is rezoned. Under the current zoning properties exceeding 4 hectares are allowed 3 dwellings. In discussion with the Sunshine Coast Regional District it was suggested that it may be necessary to provide a staging area for parking on the mainland in order to receive subdivision approval. The property location is excellent for recreational use or as a full time residence with transportation, services and amenities relatively close by. There are several other properties that have been subdivided on Nelson Island and nearby islands with strong demand for both large and smaller properties in the area.

Area Data : NELSON ISLAND is one of a cluster of islands (Nelson, Hardy and Fox Islands) it is located at the mouth of Jervis Inlet opposite Texada Island in Georgia Strait only 40 miles northwest of Vancouver. It was named during an 1860 survey for the British naval hero Horatio Nelson. Granite from quarries in Quarry Bay and on nearby Kelly, Fox and Hardy Islands was mined from the 1890’s to the 1960’s and used in the legislative buildings and on the harbour seawall in Victoria and in many buildings in Vancouver and Seattle. Nelson Island has been sparsely populated by homesteaders from the 1890’s.


Nelson Island area is fabulous for paddlers, the proximity of the island along with the addition of smaller islands and islets creates interesting channels to explore, with sheltered coves and bays to enjoy peaceful paddling. A tiny provincial marine park is also part of this destination.


PENDER HARBOUR is a beautiful, deep harbour, about halfway between Vancouver and Princess Louisa Inlet. It incorporates communities of Madeira Park, to the south, Irvines Landing at the mouth of the harbour on the north side, and Garden Bay. Although Madeira Park and Garden Bay have their own post offices, residents here are more likely to consider themselves simply Pender Harbourites – very closely connected by water. This is a prime sports-fishing area, with a dozen resorts and marinas, cabins and campgrounds, moorage, diving facilities and a 9-hole golf course.
