This is a spectacular rural acreage bordering the Similkameen River. The property is located 28 km from Princeton, 12 km from Hedley with paved access. codes.

A portion of the property is fenced and cross fenced. There are numerous outbuildings including; 20x16 workshop, 12x12 barn, 12x12 pump house. ** Note all structures excluding the workshop are near new construction*** codes.

What makes this rural location unique is it has; all the modern day services such as high speed internet and even natural gas, It is easy to commute from Vancouver for the weekend if you are thinking of a secondary residence for the time being, also considering the areas that are easy access within a 1 hour radius of the property. One factor I find very interesting is that there is no zoning for the property at present. My thought with respect to the no zoning is; because you do not require a building permit at this time and because the property has an incredible flow rate and fantastic water quality from the drilled well. The property could be further developed with guest cabins and so forth subject to meeting health and electrical codes.

The property is improved with a 4 year old, 2,130 square foot 2 storey home which is currently being utilized as a Bed and Breakfast. Hedley
Tucked beneath the impressive cliffs of Stemwinder Mountain to the west and Nickel Plate Mountain to the East, lies the charming village of Hedley, British Columbia. The natives once called this place "Sna-za-ist" - the Striped Rock Place - named for the coloured and striped cliffs on both sides of the canyon.

Made famous by the discovery of gold in 1897, Hedley became one of the great names in Canadian gold mining history. Named after Robert R. Hedley, manager of the Hall Smelter in Nelson, who had grubstaked many of the early prospectors, Hedley grew quickly and by 1900 boasted a population of over 1,000 with 5 hotels and a large stamp mill. The V.V.&E. railroad arrived in Hedley in 1909 to help haul the gold out at the incredible rate of more than 50,000 ounces per year. In 1936 the Mascot Mine started operation, increasing the total production to more than 1.5 million ounces of gold and in excess of four million pounds of copper. By that time Hedley boasted all of the major conveniences of a small city, including a nine-hole gold course.

Between 1956 and 1957 there were several disastrous fires in the community and this, coupled with dwindling ore production from the mines led to Hedley's steady decline.

Nowadays, Hedley is a quiet community with an approximate population of 350.

There are many Historic Sites and buildings for tourists to visit. The first stop should always be the fascinating displays at the Hedley Mining Museum and Wild Goat Gift Shop. Pick up a map and visit the incredible Mascot Mine, a 1904 miner's cottage, Historic Log Barn and the Blacksmith Shop as well as Hedley's fascinating and historic cemetery.

The area offers fabulous outdoor recreation year round. In the summer, water skiing, swimming, horseback riding are popular activities. There is excellent fishing in Otter Lake and in the rivers and many smaller lakes in the area, 47 of which are considered good trout lakes.

Nearby Manning Park and Cathedral Provincial Park offers excellent hiking opportunities with stunning vistas and viewpoints of the North Western Cascade Mountain Range.

In the winter, there's plenty of snow in the surrounding mountains for snowmobiling and cross-country skiing.

Princeton Golf Course has 19 holes and a driving range and is located only 10 minutes away by car. The area also had many lakes for fishing and boating as well as rivers for gold panning.

The historic towns of Coalmont, Tulameen and Hedley are located in a nearby radius of Princeton and can be explored for evidence of their coal and gold mining pasts.
