Description

Over 1,400 feet of premium low bank waterfront on 11.37 acres of Complete Privacy. Architecturally designed 1,112 sq. ft. cottage with no expense spared. This ultimate oceanfront setup is in the perfect location!

A highly desirable hide-a-way like this rarely becomes available.  You will find this property has all the important factors and characteristics when searching for the right property including the perfect location. High quality products were used in the construction of all the improvements and the craftsmanship is superb.

THE LAND - 11.37 acres of prime oceanfront property. The land is a magnificent piece of property including 1,400 feet of premium low bank shoreline.

At the western boundary, a secluded bay comprised of small pebbles with a gentle decent into the ocean. This is the perfect place for the children to play and explore on a shallow tide or learn to paddle their first boat. This beach is also loaded with enough clams and oysters to pick as needed.

As you work your way north leaving the head of the bay you first encounter the perfect spot to launch kayaks or other types of watercraft. A well built road accesses this area.

As you continue north the land turns into granite, this is the location of the sheltered deep water private dock.

Continuing past the dock to the end of the Peninsula this entire Westside of the property is very nicely sheltered from the prevailing winds out of the South East. At the tip of the Peninsula is the Gazebo which takes advantage of the panoramic 240 degree views. This vantage point stretches for Miles in either direction.

From the Northern tip of the Peninsula the property works its way back to the east. This stretch of shoreline is largely unimproved and left in a natural state to the property perimeter, exactly the way it should be. Not only to provide extreme privacy but a natural shield from the elements. View corridors along this stretch have been opened up to take advantage of the view down Jervis Inlet toward the snow capped coastal mountains.

The entire 11.37 acres of land is very gentle and nearly flat.  Once leaving the shoreline and working back the land has a very gentle grade. This makes the entire property completely useable. It is maturely landscaped with towering evergreens and sprawling lawns, it truly feels like you are in a park. The owners have spent countless hours manicuring the property into its current state.

At the rear of the property there is an internal road system that connects all the properties that is approximately 5 km in length. It’s not used very often and I think you may find more people use the road for exercise. There are no predatory animals on the Island and it is very safe for families to travel the road and venture off into the woods.

The property has a fantastic fresh water supplied by way of a drilled well and 1,350 gallons of storage. The property has excellent sun exposure.  Because Hardy Island is low lying, the property has sun from the moment the sun comes up until the moment the sunsets.

THE HOME - built in 1999 is an architecturally designed, handcrafted Post and Beam Home constructed from Log. The open design has a warm, comfortable and inviting feeling with an exceptional amount of natural light. The home features a level entry, 2 bedrooms, and 2 bathrooms with a total finished area on the main floor of approximately 1,112 square feet. Unassumingly there is a full unfinished basement below.

Every element of the interior finish is exceptional. Subzero refrigerator hidden into the cabinetry, granite countertops, a mixture of glass and natural wood make this home a work of art.

A covered patio fronts the home for outside living and entertaining. Complete with elegant recessed lighting and natural stone work.

THE WORKSHOP/ ELECTRICAL SHED - The electrical system is a great set up that is easy to manage and is extremely economical. Large deep cell batteries are used to retain power which is generated by the primary diesel generator (Kubota 27 kw with 1500 hours). Then there is a back up propane generator that is used in case the main should fail. The secondary system is more than adequate to be the primary system. The power then runs through two invertors that convert the power from 12V to 110 Amp giving you all the comforts of modern day home.

The electrical system has the capability to handle any load.
The electrical shed is constructed from Log and blends very well with the other improvements. It is located a fair distance from the home and improved areas. It is very unobtrusive and when the generator is running you would have to listen real hard to hear it. One really nice feature is the availability of fuel to be delivered right to the property. You don’t even have to be there. Tyee Propane/Diesel stops by once every ¼ to check fuel levels and then sends out your bill in the mail.

THE DOCK - The concrete float is approximately 40 feet in length x 12 feet wide, useable on both sides. The location provides both deep water and protection. It is securely anchored and has further room for expansion if one needs to add to its length. Power and water have been run to the dock. The current owner plugs in his 33 foot Back Cove to keep his batteries up. A sturdy retractable aluminum ramp connects the float to a short pier then ashore.

PATIO/SUNDECK - Directly above the dock is a large sundeck equipped with power and fresh water. There is also a shower to wash off after a swim. The sundeck is a perfect place to come and relax at the end of the day with friends. Adjacent to the sundeck is a fire pit which would be perfect for roasting freshly picked oysters or marshmallows for the kids.

GAZEBO - Constructed out of Log to blend with the other structures and is surrounded in glass. One can sit there comfortably even if the elements are less than perfect. The Gazebo is situated on the tip of the peninsula which is a great vantage point with an expansive view.

There are other Marinas and boat launch areas on the Lower Sunshine Coast in either Pender Harbour or Egmont.  Travel times to the property from these locations are roughly 30 minutes by boat.

    Area Data :

    HARDY ISLAND
A sanctuary that is well sought after for its natural beauty, privacy, sheltered warm waters and abundance of marine wildlife. It is a recreational retreat that is easily accessed in a short period of time. The island comprises of 4 District lots totalling near 2000 acres in size. There are 71 residential lots on the Island as well as a portion that is dedicated as park land.

Hardy Island is a community in itself. The residents of the island come from all over to call Hardy Island there summer home. For the most part you will find all the residents of like mind and to be great neighbours. It is truly a place where long lasting friendships will evolve.

An internal road network connects all the properties on the Island. The road is a great benefit not only to be able to deliver supplies and materials or visit with neighbours. The real benefit of the road is a safe environment for young and old to get some exercise and stretch their legs. There really are not too many places like it. Whether you are on foot or a bicycle the road is fairly flat and does not change much in elevation. The one important point I must mention is typically there are no predatory animals on Hardy Island. Black Bears are good swimmers and have been known to venture onto the island in the past but it is very few and far between. In the event one does, word will spread fast to all the residents to be aware.

    POWELL RIVER
Powell River a full service community with a population of 18,000 is a year round sea to mountain recreation area. The regions recreational services include an 18 hole championship golf course, lawn bowling green, curling rink, a 16 lane Bowling alley, tennis courts, an all weather 400 meter track, as well as many baseball, fast ball, softball and soccer fields.

Miles of hiking trails lead to beautiful lookouts, waterfalls, or peaceful lakes which can be viewed along the 180 km Sunshine Coast Trail and numerous recreational areas can be reached by logging roads, owned by the logging companies. Boating and sports fishing are ardently pursued as all season sports. Marinas and Government docks are available to residents and visitors.

Powell River is known as the “HOT SPOT” for winter diving in North America. The “Mermaid” at Mermaid Cove in Saltery Bay Provincial Park is an extra special attraction. The area also has some of the largest Wolf eel and Octopus in the world. Canoeing may also be enjoyed on the quiet lakes of Powell River or you can take in the Powell Forest Canoe Route Circuit. Ocean canoeing and kayaking is very popular in Jervis Inlet, the Copeland Islands Marine Park, Malaspina Inlet with Okeover Arm, and Desolation Sound.  For all the nature lovers and sightseers, Powell River has many parks, viewpoints and beaches to explore, and the hiking club will help you take advantage of the many beautiful trails. Bird watching is also unprecedented.

Powell River has 5 major banks, newly constructed Hospital, Walmart, Canadian Tire, Starbucks and building supply yards.

    PENDER HARBOUR
Pender Harbour is a beautiful, deep harbour, about halfway between Vancouver and Princess Louisa Inlet. It incorporates the communities of Madeira Park to the south, Irvines Landing at the mouth of the harbour on the north side, and Garden Bay. Although Madeira Park and Garden Bay have their own post offices, residents here are more likely to consider themselves simply Pender Harbourites – very closely connected by water. This is a prime sports-fishing area, with a dozen resorts and marinas, cabins and campgrounds, moorage, diving facilities and a 9-hole golf course.

History : Named after Sir Horatio Nelson’s friend Sir Thomas Masterman Hardy the Island was crown granted in 1892. Over the next decade the Island’s ownership transferred numerous times from one wealthy individual to the next. It wasn’t until the 1990’s that the island was significantly developed. Today it is an affluent neighbourhood where amazing vacation homes dot the shoreline.  I guess even back in 1892 when virgin land was plentiful people realised the true values that Hardy Island had to offer.
